The Vineyards is a gated golf community on Vanderbilt Beach Road east of I-75, built out from the late 1980s through the early 2000s around two courses, with single-family villages, coach homes, and condominium buildings under one master association. Nearly every roof is concrete tile in a narrow set of approved profiles and colors, and a lot of that tile is now between 20 and 35 years old.
That age is the story. The tile still looks right from the cart path, but the underlayment beneath 1990s tile was felt, and felt in the Naples sun lasts 20 to 25 years. Ian on September 28, 2022, was a wind event this far inland, and it found every roof where the underlayment was already tired. Villages here have been lifting and relaying tile ever since, often building by building through the association.
